Things to Know and Do Before You Sell Your Home

Selling your home may seem like a daunting task, but fear not, in my experience of over 20 years in real estate, I’ve identified a number of ways you can use to not only sell your home, but sell it fast and to the right buyer.

Your Home Selling Checklist with 12 Things You Need to Do:

  1. Find a great real estate agent. You may think trying to sell your home yourself is better and cheaper, but in almost all cases having a real estate agent represent you is so much better because of these main reasons. It saves you time, money, and the agent can get more money from the sale.
  2. Improve your curb appeal. You want to make sure your curb appeal is there for the home you’re trying to sell. Think of some simple ways you can improve the landscaping around your property. Plant some new plants, trees, or flowers. Lay some mulch around the foundation and trees. Trim the bushes or trees and maybe even do some edging. Here’s a few simple landscaping ideas for you. Another thing to do is possibly painting the home. A new coat of paint on a home can really improve the look of a home. Improving the curb appeal of the home doesn’t have to be expensive, and most of the improvements are actually rather simple and cost-effective to do.
  3. Declutter the living area. You don’t want to have clutter in the home that prevents a possible home-buyer from viewing the home effectively. You want to make sure your things are organized and look clean as well.
  4. Depersonalize your space. When preparing to show your home, it is beneficial to remove some of the personalized elements of the home. The purpose in doing this is to allow the potential buyer to imagine their own items and decor in your home. If you have a bunch of personalized items all around the home it may be difficult for them to imagine themselves in your home. Depersonalizing your space allows for an easier sell.
  5. Repaint the walls to neutral tones. Just like painting the outside of your home is so important for making your home look better, painting the inside of your home is important as well. If your walls are painted very bright colors it can be a large turn off to the potential buyers of your home. So definitely repaint your walls to a more neutral color scheme.   6. Touch up any scuff marks. If you’ve lived in your home for any length of time there’s bound to be scuff marks in different places. You want to make sure you take care of your scuff marks as best as you can. If you leave your scuff marks visible eyes will be immediately drawn to those marks which takes away from other good parts of your homes.
  7. Fix lose handles. You want to make sure all of the handles in your home are tightened and functioning properly. You also want to make sure all of the doors latch properly.
  8. Add plants inside. Adding plants to different areas within your home gives a welcoming feeling of life and growth. It gives off a good feeling to people living and visiting the home.
  9. Do a smell test and improve the smell. When you live in a home you can become desensitized to the smell of your own home. You want to make sure you clean your home and also add some diffusers or other kinds of fragrances to improve the smell if there’s a bad smell within the home. The smell can be even worse if you have pets in your home.
  10. Clean, clean, clean. A surface cleaning won’t cut it. To prepare your home for a sale, it requires a deep cleaning process. Go through every single nook and cranny to make sure it’s clean and ready to go for a new owner.
  11. Hide valuables. When you sell your home, your realtor is going to be showing your home to interested buyers. So you want to make sure your valuables are locked or hidden away from any serious prying eyes.
